Two properties each sell for almost $5 million

Last week’s four-day workweek added 1,230 new documents to the county records. Among those were 278 trust deeds (loans) valued at $93.22 million. The largest loan of the week was funded by FirstBank for $7 million. Following that, Knoxville TVA Employee’s Credit Union backed a loan for $3.12 million. The other seven loans over one million are outlined below:
On the transfer side of real estate, $94.77 million worth of property changed hands last week on 208 warranty deeds. Fourteen of those deeds were recorded on property priced over $1 million, including five commercial properties.
The most expensive commercial transfer was the Brookview retail center, situated between N. Weisgarber and Northshore Drive. This center, which holds Five Guys Burgers and other businesses, was sold by NLA JKS Brookview, LLC. OSM Balboa Homes, LP, along with a private investor, purchased the property for $4.77 million.
The second largest warranty deed of the week was near the new Smokies baseball stadium on Willow Avenue. A private party sold the older building at 707 Willow Avenue to RR Land, LLC for $4.6 million.
Two adjoining tracts totaling 68.9 acres at the western end of W. Emory Road came in as the third most valuable sale. Both tracts, each containing a little over 30 acres, are currently undeveloped. Poplar Farms Holdings, LLC bought them from a private trust for $3.35 million.
Located at 620 Mabry Hood Road, one of the units in the Offices at Water’s Edge business complex also made the high value sales list. The condo in Building C was sold by LGZ Partners to T2RM, LLC for $2.7 million. Lastly, the Campus Christian Ministry building at 2001 Lake Avenue changed hands. Campus Christian Ministry, Inc. sold the building to UTFI Real Estate, LLC for $1.8 million.
