October 3, 2024
During the first week of October 2023, we recorded a total of 1,304 documents. This included 310 loans and 249 Warranty Deeds (property sales).
There were 11 sales of over a million dollars during the week and four of those were commercial properties. The total value of property transferred last week was $105.11 million.
No, it’s not déjà vu; the highest-value commercial property transfer of the week involves a property that changed hands two months ago. EquipmentShare.com purchased four parcels on McBride Road for $4 million in August 2023. Last week they sold the four parcels to Store Master Funding XIV LLC for $5.48 million. The property includes 10932, 10924 and 10912 McBride Rd., as well as the parking lot across the street from the buildings.
Hardin Valley Investments LP sold three parcels of land equaling 58.84 acres on Hardin Valley Road across from the Hardin Valley schools campus. Hardin Valley CLMH LLC purchased the currently undeveloped property for $2.7 million.
The lending total for the week was $109.96 million. Independent Bank was at the top of the list backing a loan for $13.29 million. Citibank NA funded a loan for $5.47 million, United Community Bank loaned $4.13 million, and Home Federal Bank backed a loan of $4 million. The others are as follows:
