Well-known Fountain City office building changes hands
January flew by! During the fourth week, we recorded 1,420 documents. Two hundred sixty-six were loans (Trust Deeds) that had a total value of $114.38 million. JPMorgan Chase Bank funded the largest loan of the week for $28.67 million. The others over $1 million were:
On the transfer side of things, 215 property sales (Warranty Deeds) with a combined value of $98.59 million were among the recordings. Nine had price tags over $1 million, including six commercial properties.
Reliance Development LLC sold the Fountain City Professional Complex at 2911 Essary Road to Fountain City Partners Investments LLC for $1.11 million.
Obsidian Development, LLC purchased the Russell’s Printing Options building at 1800 Grand Avenue in the Fort Sanders area for $2 million.
Cypress Point 54 LLC bought two Service Auto Repair properties last week. The first, at 7601 Maynardville Pike purchased from Knoxville CGB GA LLC for $1.43 million. The second, 8858 Kingston Pike, had a price of $1.77 million which was paid to Knoxville (Kingston Pike) CGB GA LLC.
D.R. Horton Inc. is building a new neighborhood called Mockingbird Meadows on E. Emory Rd. The 53 lots and common space for the project were conveyed to DHIR Knoxville I LLC for $6.19 million.
The Sonesta Simply Suites hotel at 10206 Parkside Drive was the most valuable property to change hands. The owner since May 2022, CWP Knoxville I LLC, sold the hotel to Keystone Hospitality LLC for $8 million.
