Two properties each sell for almost $5 million

Last week 1,384 new documents were added to the records. A total of 320 Trust Deeds (loans) valued at $90.62 million were topped by five with values over $1 million. Knoxville TVA Employees FCU loaned $1.1 million, and Bank of Tennessee backed $1.2 million. BMO Bank NA funded a loan of $1.4 million, Citizens National Bank $3.5 million, and CBRE Multifamily Capital Inc. backed the largest loan at $5.67 million.
Warranty Deeds (sales) with a cumulative value of $129.93 million accounted for 212 of the total deeds recorded. Thirteen properties came in with prices over $1 million, including four commercial transfers.
The most expensive at $35.5 million, included two tracts in Knox County and three in Blount County. All properties, including the 100-acre Knox County property just off Thorn Grove Pike and Smith School Road, were sold by Rolling Acres Farm. Martin Marietta Materials Real Estate Investments is the new owner.
The second most expensive property transfer was the PF Chang’s Restaurant and the building next door at the Kingston Pike and Papermill Road intersection. Regas Quality Developments sold the buildings to Tennessee Maverick and FODG Four LLC for $4.38 million.
A large parcel of undeveloped land next to Steeplechase Apartments on Central Avenue Pike in North Knoxville was also on the list. The 85 acres were sold by Callahan-Jones Land Co. to Central Land Company, LLC for $3 million.
The last sale was for roughly 33 acres of land in Corryton. The property, just off Fairview Road next to Maria’s Meadows Condos, was sold by a private party to Mesana Investments LLC for $1.15 million.
