Fewer transactions, but higher values

I hope everyone is having a good week. Sometimes it seems like we will never recover from that one hour of sleep we lose when the clocks go forward. However, I am thankful for the extended daylight hours, especially with the warmer weather we’ve had lately. It appears that Punxsutawney Phil may have missed his prediction this year, and for that, too, I am thankful.
The first week of the month ending March 6, 2026, we added 1,543 documents to the County’s property records. Although the aggregate number of instruments recorded was 102 less than the week prior, the value of the transactions was greater.
As for real estate lending, we recorded 371 trust deeds with a total value of $151.82 million. Dwight Mortgage Trust recorded the largest loan at $21.7 million. Pinnacle Bank was on the list twice, with the second-largest loan at $7.6 million and a second loan of $2.46 million. Renasant Bank appeared on the high-value mortgage list three times, backing loans totaling $2.1 million, $1.405 million, and $1.403 million. The other loans over $1 million are outlined below:

On the sales side of things, we recorded the same number of documents at 238 warranty deeds. The cumulative value of those transfers was $116.98 million, which exceeded the week prior by almost $30 million. This is largely due to the number of high-value transfers, with 15 being valued at $1 million or more. Five of those were commercial transactions.
The most expensive transfer of the week was for 61 undeveloped acres on N. Campbell Station Road. A private party sold to S & E Properties LLC for $4 million.
Next, we return to The Reserve at Three Ridges, a rental-home neighborhood we have reported on a lot lately. EASFR Three Ridges Poe LLC purchased 13 additional lots from the developer, DHIR – Knoxville I, LLC. That deal was sealed at $3.445 million.
The third most valuable sale was just south of the Tennessee River, beyond downtown. Terra Perfecta Partnership sold the property that houses Everything Mushrooms to 1004 Sevier Ave LLC for $2 million. Everything Mushrooms is now listed as permanently closed on Google, so I am curious to see what the plans are for that plot.

Back on the other side of the river at the east end of campus, the White Columns Apartments changed hands. Melrose Group LLC Series A sold the complex on the corner of 18th Street and Clinch Avenue to 1733 Clinch LLC for $1.95 million.
The last high-value transfer took place in West Knoxville. Springside Commons Condos off Dowell Springs Boulevard sold for $1.4 million. THB Mill LLC bought the complex from First Valley Realty LLC.
