Loans doubled values from previous week

Darn that Punxsutawney Phil! This week’s cold air reminded us that March is full of surprises when it comes to the weather.
During the week of March 9-13, the Register’s office recorded 1,318 new documents. Loans accounted for 327 of those presented as trust deeds with an aggregate value of $310.43 million. That is more than double the total value of loans for the week prior, largely due to just two loans. The largest of the week was $82.84 million, funded by Walker & Dunlop, LLC. The second largest loan, $26.35 million, was funded by Home Federal Bank of Tennessee. The other lenders funding $1 million or more are below:

On the sales side of real estate, 164 warranty deeds were recorded, totaling $72.95 million in value. Twelve properties sold for more than $1 million; four were commercial properties. The most expensive transaction of the week was for 64 additional lots in the Belhaven Subdivision off Beeler Road in the Halls area. Mesana Investments, LLC, sold the properties to D.R. Horton Inc for $4.67 million.
The second commercial property is in downtown Knoxville at 417 S. Gay Street. Jackson Central Partners, LLC, sold unit 201 in the historic Kress Building to At the Kress, LLC, for $2.05 million.

Sold to a private buyer for $1.35 million
The last two commercial sales were properties in the Fountain City community. The building at 2415 Dutch Valley, home to Mattress Factory Direct, changed hands. NPM Partners was sold to a private buyer for $1.35 million. The other sale involved the two-story apartment building at 2523 Cedar Lane. Fountain City Flats, LLC, purchased that property from GoldbergBrodtHoldings, LLC for $1.1 million.
