366 trust deeds equal $137.79 million

It’s hard to believe it’s already April, but here we are. During the last week of March, 1,613 documents were added to the county property records. Trust deeds recording loans accounted for 366 of the new instruments with a total value of $137.79 million. There were 16 loans of $1 million or more. They are outlined below:

The week’s 186 property sales recorded on warranty deeds were valued at $86.12 million. Thirteen were properties priced at over $1 million, and of those, five were commercial transactions. The most expensive property transfer was for the Valley Vista Village Apartments in front of Whittle Springs golf course in North Knoxville. PMC Squared, LLC, sold the apartments to Evergreen Capital Investments for $2.75 million.
Mesana Investments, a company that frequently appears in this report, was involved in two transactions last week. First, they sold 30 lots in the Foxborough Hills subdivision on Fox Road in West Knoxville. Foxborough Partners, LLC completed that purchase for $2.46 million. In the second transaction, Mesana purchased 34.28 acres on Shipe Road in Northeast Knox County from a private party for $1.3 million.
D. R. Horton sold 26 more lots in the Reserve at Three Ridges neighborhood to its subsidiary, DHIR-Knoxville I, LLC, for $2.03 million.

Valley Vista Village
The last of the commercial property transactions consists of four apartment buildings at the corner of Cedar Lane and Kingwood in Fountain City. Goldbergbrodt Holdings, LLC, sold the buildings at 2511, 2513, 2515, and 2517 Cedar Lane to Garrett Investments, LLC for $1.02 million.
