One lot sells twice in two days!
March 26, 2026

Here we are in the midst of March Madness. The Vols’ win over Virginia on Sunday secured our spot in the Sweet Sixteen for the fourth consecutive year under head coach Rick Barnes. We may have to take a nap after work tomorrow so we can cheer them on to victory for the 10:10 p.m. tipoff against Iowa State. It will be a tough game, but here’s to hope for three in a row to the Elite Eight.

Last week, 1,282 documents were added to the property records in Knox County. New loans recorded on trust deeds accounted for 311 instruments valued at $101.86 million. Thirteen loans were for amounts of $1 million or more. Regions Bank, Approach Lending, Home Federal Bank of TN, and a private lender each backed a $1 million loan. The other high-value loans are outlined below:
On the sales side, 182 warranty deeds were recorded, with an aggregate value of $69.27 million. Eight properties had prices of $1 million or more, but only two were commercial transactions.
The 1.41-acre parking lot at 3700 Lancaster Drive in South Knoxville changed hands. Part of the Baker Creek Preserve, 3700 Lancaster, LLC, sold to Baker Propco, LLC, for $1 million. If you haven’t been over there, take your bicycles and give it a whirl; there’s fun for bikers of all ages.
The second commercial transaction involves a lot in the charming Sequoyah Hills neighborhood along Cherokee Blvd. Interestingly, it changed owners twice within just two days! Initially, a private party sold the lot at the corner of Cherokee Blvd and Tugaloo Drive to P & F Equity Solutions, LLC for $1.25 million. The very next day, P&F Equity Solutions, LLC, sold this property to Henson Development for $1.33 million.

Our year-to-date comparison has been updated through March 20, 2026:We receive a lot of calls from folks wondering how to prevent property fraud. We offer a FREE Fraud Alert Program that generates email notifications of documents recorded in enrolled names. Enrolling is easy; go to https://alertme.knoxrod.org, then follow the prompts to enroll. You’ll be notified anytime a document is recorded under the names you have registered, giving you the chance to act quickly if necessary. Again, it’s FREE to all Knox County property owners.
Have a great weekend and GO VOLS!
Nick
