Highest value sale: 1.7-acre plot sells for $1M.

The week ending August 14, 2026, was very similar to the prior week in terms of recording statistics in the Register’s Office. We recorded 1,518 new instruments, just 30 fewer than the prior week. Both financing and transfer activity closely mimicked the week of August 7th.
We recorded 346 new trust deeds on land worth a combined $125.0 million. Compared with the prior week, 23 fewer mortgages were recorded, totaling more than $230 million less in value. We had 15 loans worth $1 million or more, none of which exceeded $5 million.
Home Federal Bank financed the largest mortgage of the week at $4.92 million and had a second loan in the amount of $2.5 million. Genisys Credit Union backed the second-largest trust deed of the week for $4.10 million. The other large-value loans are outlined below:

On the sales side of real estate, we processed 240 warranty deeds on land with an aggregate value of $116.1 million. This is nearly identical to the week prior, with only two fewer transactions and $8 million less in value. There were 17 property transfers with price tags of $1 million or more, but only three of those were commercial transactions.
The biggest sale of the week was for the rental townhomes in the Chapman Trace neighborhood in deep South Knoxville. Jackson Peak II, LLC sold the 113-home community to JP II SFR II, LLC for $1.34 million.
The next large transfer was back out east. Mesana Investments, LLC purchased 10.53 acres located at 7324 Millertown Pike. We cannot be certain, but with such a large plot of land moving from a private party to Mesana Investments, we may anticipate yet more development. The large tract of land is near the recently developed Reserve at Three Ridges Townhomes subdivision. A private party collected $1 million on the transaction.
The last high-value sale of the week was for 1.74 acres on Cureton Road in West Knoxville. Fortress Partners, LLC purchased the land from 2355 Development, LLC for $1 million.
