Two properties each sell for almost $5 million

Happy Leap Day! Hope you have had a good month. Last week was a 4-day work week for the office as we celebrated Presidents’ Day on Feb. 19. Our document total was 1,028 with 150 Warranty Deeds (property sales). Those 150 sales had a combined value of $81.42 million which included 12 with price tags over $1 million.
NSA II OV TN JV PO LLC spent $18.95 million last week, purchasing five self-storage properties from NSA Property Holdings LLC. These properties are located across the county, with the most expensive being the IStorage property at 4709 Chapman Highway, which sold for $4.86 million. The second-highest priced property was on Linden Avenue and cost $4.17 million. The property at 8848 Kingston Pike was purchased for $3.92 million, 4540 Walker Blvd. (at N Broadway) went for $3.46 million and the least expensive was the property at 4318 Middlebrook Pike, which cost $2.55 million.
Last week’s transactions also included the sale of a 26-acre lot adjacent to McFee Park in Farragut. A private party sold the property at 12960 Allen Kirby Rd to TJCJT Ranch LLC for $4.5 million.
Waterstone Farm LLC purchased a 47.63 farm property at 3312 Tipton Station Road in South Knoxville from Shangri-La Therapeutic Academy of Riding Inc. for $1.5 million.
The Pizza Hut located at 10402 Kingston Pike in the Lovell Heights area of west Knox County was sold by a private party to FT Sanders Partners GP for $1.15 million.
Property owned by St Germain Investments LLC since 2006 was among the commercial transfers too. The property, 6000 Industrial Heights Dr., was sold to a private trust group for $1.13 million.
The former CVS Pharmacy at 2800 N Broadway (near the US Post Office) was sold by Tennessee CVS Pharmacy LLC to Autozone Development LLC for $1 million.
201 loans valued at $70.21 million were added to the records last week. Only two came in with million-dollar amounts; Prudential Insurance Companies of America lent $18.8 million and Pinnacle Bank advanced $1.26 million.
