P.F. Chang’s property changes hands

Last week was an eventful time on the calendar marking the end of October and bringing us into the holiday season. It included Halloween along with another big win by the Vols. However, I’m sure some are most excited about the beginning of the retail Christmas season.
We added 1,372 new deeds to the records during last week. Trust Deeds (loans) accounted for 323 of those recordings with a combined value of $108.2 million. The largest of the loans, carrying a ticked $4.63 million, was funded by Pinnacle Bank. First Horizon Bank backed a $1.99 million loan and Mountain Commerce Bank backed a loan for $1.96 million. The other institutions funding loans over $1 million were as follows:
On the sales side of real estate, 229 Warranty Deeds (property transfers) were recorded during the same period. Those transfers had a cumulative value of $103.25 million with 13 priced over $1 million. The most expensive commercial transfers included the local Title Max properties, three being in Knox County and one in Anderson County. HBC Partners II purchased the Knox locations at 5300 Clinton Hwy., 2522 Magnolia Ave., and 3009 North Broadway from REES 363 LLC for $3.2 million.
One of the nation’s largest residential building companies, D.R. Horton Inc., made the second most expensive purchase of the week in Powell. Forty-seven lots in the St. Marc’s subdivision on Old Clinton Pike were purchased from Homestead Land Holdings LLC for $2.67 million.
Behind the Asheville Hwy. Food City in East Knoxville, the Suncrest Estates Apartments changed hands. Sunview Estates LP sold the complex on Brakebill Road to Smoky Falls Apartments LLC for $2.24 million.
In Northshore Town Center, a private owner sold the Admiral Wine & Spirits property. The business located on the corner of S. Northshore and Willow Loop Way was bought by KnoxStar Partnership for $2.1 million.
The last of the commercial properties on the list is 1605 Ninth Ave next to the railroad tracks. CBMA Properties LLC sold the building and property to TAT Holdings LLC for $1.1 million.
In October, 5,939 documents were recorded in total. This included 1,404 loans valued at $609.51 million and 982 property transfers totaling $424.09 million. The increase in property values in Knox County is easily recognizable in the year-to-date comparison chart below, updated through November 1.
