4 day work week ends with $277 million in loans - Knox County Register of Deeds

I hope you had a great Easter holiday. The office was closed in observance of Good Friday, so we had a four-day workweek. We still recorded 1,648 new documents. Loans recorded as trust deeds accounted for 407 of the total and had a combined value of $276.70 million. There were 14 loans exceeding $1 million, the largest of which was $66.67 million, funded by Newpoint Real Estate Capital. US Bank National Association lent $33.57 million; Home Federal Bank of Tennessee lent $32 million, and Commercial Bank backed a $14.88 million loan.  The other large loans are below:

The 239 warranty deeds, reflecting transfer of ownership, came in with a total of $124.32 million. Twenty were priced at over $1 million! Two of the most expensive sales involved one seller. Tennessee-Map, LLC, sold the 13-story office building at 607 Market Street, currently home to US Bank. Crystal Building, LLC purchased that property for $12 million. Tennessee-Map, LLC also sold the parking lot at 413 Clinch Avenue to Home Federal Bank for $4.5 million.

Another high-value property transfer was between DHIR-Knoxville I, LLC (a D.R. Horton company) and EAFR Three Ridges POE, LLC. The latter purchased 17 townhomes in the Northeast Knoxville rental neighborhood, The Reserve at Three Ridges, for $4.5 million.

Further east, Maverick Development Group Inc. made a big sale on Brakebill Road (off the Strawberry Plains exit). DSLD Homes (Southeast), LLC bought 29 lots in the third phase of the Strawberry Hills subdivision to for $2.75 million.

Market Resources sold a building and the adjacent lot behind Walmart on Clinton Highway last week. The building at 2901 Breezewood Lane and the adjacent undeveloped lot were sold to Mandolin Partners, LLC for $2.1 million. Further west on Lovell Road, a private trust sold approximately 16 acres at 2220, 2224, and 2240 Lovell Road to Plumb Creek, LLC for $1.3 million.

Back over on the east side of town, an unoccupied building near the Amazon facility was on the list. Value.com, LLC, sold the building at 2908 Knoxville Center Drive (next to Applebee’s) to PW Development Partners, LLC for $1.2 million.  The last of the commercial properties was the church at 1324 Tennessee Avenue in the East Lonsdale community. Tennessee Avenue Baptist Church sold its church building to Grace Baptist Church for $1 million.

To recap March’s business, 1,578 trust deeds were recorded, totaling $865.5 million in value. Fifty-five loans were over $1 million. Walker & Dunlop, LLC, a company that funds large loans for multi-family dwellings, topped the list by backing an $82 million loan. There were five others over $10 million: Newpoint Real Estate Capital lent $66.67 million; Home Federal lent $32 million and $26.35 million; Dwight Mortgage Trust, LLC, loaned $21.7 million, and Servisfirst Bank had a $17 million loan.

There were 894 property sales, totaling $421.9 million. The most expensive property to change hands was the $12 million sale of the 13-story building at 607 Market Street just last week.
