Less recordings last week, but not a lot less funding dollars - Knox County Register of Deeds

I hope you have had a good week so far! It sure is a busy time in county government, but things are going well in the Register’s Office. Monday, I attended the Volunteer Republican Women’s Club luncheon at Buddy’s Banquet Hall in Bearden. This month, they held their annual spring fashion show and silent auction. Dillard’s in West Town Mall sponsors the event, where models strut through the dining hall as funny tidbits from their bios are shared from the podium. It’s a hoot! There were also some really nice gifts donated by office holders and candidates on the local, state, and federal levels. Two lucky winners walked away with very elegant, patriotic paintings donated by Congressman Tim Burchett’s office. Now moving on to real estate activity. During the week of April 13-17, 2026, we recorded 1,474 new instruments. This is roughly 200 fewer documents than the week prior. New loans recorded as trust deeds accounted for 349 recordings valued at $136.6 million. Although this is more than 130 fewer transactions than the week prior, the cumulative value of the financed land is only $30 million lower. This is largely in part due to the whopping $37.08 million loan funded by Goldman Sachs Mortgage Co. The highest valued loan the week prior was only $8 million, funded by Home Federal Bank. The other high-value loans are outlined below. There are 16 in total.

Property sales were also down slightly in comparison to the week before. A total of 210 warranty deeds were recorded with a total value of $96.28 million. There were 14 property transfers priced at $1 million or more, but only seven were commercial properties.

At the top of that list is what appears to be another piece of family land slated for development in deep West Knox County. Ball Homes, LLC purchased 40 acres on Buttermilk Road from a private estate. The total on the sale was $5.37 million. Heading back towards downtown, the Popeye’s Louisiana Kitchen in West Hills changed hands. East 135^th Street Building Corporation purchased the property from Simoncre Maroon II, LLC for $3.58 million.

The next high-value transfer was the In-N-Out Market at 8332 Chapman Highway. Swaminarayan Investments, LLC transferred ownership to H2D, LLC for a sum of $3.15 million. Moving from nearly the south border of the county back up to campus we find the next big sale in the Renaissance II condos. RUE Investments, LLC purchased the five units located at the corner of Highland and 16^th Street for $2.24 million. Alcore LLC was the previous owner.

Ball Homes, LLC makes the list again in West Knoxville on the corner of Harvey Road and S Northshore Drive. In phase two of Oakes Pointe they purchased 17 lots from Mesana Investments for $1.52 million.

Cherry Tree Ventures, LLC sold property on Chambliss Avenue in Bearden. Ewan Properties, LLC completed that transaction at $1.52 million. Lastly, Mesana Investments sold to another developer. DR Horton Inc., the largest home builder in the nation, bought 14 lots in the Poplar Farms subdivision on W. Emory Road. The total on that transfer was $1.38 million.
