Fright Works location sells for $3 million+

Early voting is still in session for the Knox County general election through 3:00 p.m. this upcoming Saturday, August 1. If you do not cast a ballot during the early voting period, you will be required to vote at your precinct on election day, Thursday, August 6. You can find all relevant information on the Election Commission’s website at https://www.knoxcounty.org/election/. This includes schedules, locations, candidate lists, and sample ballots.
We recorded a total of 1,640 new documents pertaining to real property during the week ending July 24, 2026. This is roughly 150 fewer documents than the week prior. Not surprisingly, both trust deeds and warranty deeds were also less than the week prior.
On the financing side of things, we added 348 new trust deeds to the records worth a cumulative value of $121.05 million. These numbers are very close to the data from two weeks prior, where we recorded 346 new mortgages on land valued at $111.80 million. The week between these presented right at 400 loans and $167 million.
Last week, there were 12 mortgages with values of $1 million or more. Pinnacle Bank backed the largest loan at $5.0 million. Bank of Tennessee financed the second-largest loan of $4.5 million. The other large trust deeds are outlined below:

Sales activity reported 230 new warranty deeds on land with an aggregate value of $104.27 million. This is 27 fewer transfers than the week prior and $25 million less in value. There were 13 total sales with values of $1 million or more. Six of those were commercial transactions.
The largest transfer of the week was 1904 W. Emory Road. Located in the heart of Powell, this property houses a large commercial warehouse and Fright Works. A private party sold the property to Storage Five Knoxville, LLC for $3.125 million.
The next big sale was for development on Ball Camp Pike. DR Horton, Inc purchased 40 lots in the Valley Grove Villas for $2.6 million. Ball Camp Partners, LLC was the previous owner that collected the check on this transaction.

Next, there were two big name restaurants that sold for $2.5 million. The first one was the Cracker Barrel at 9214 Park West Boulevard. In this transaction, Cracker Barrel Old Country Store, Inc. sold to NETSTREIT Management TRS, LLC. The second sale was for Ruby Tuesday located at 508 E. Emory Road. Smith Global II, LLC purchased that property from TNT37849 LLC.
In West Knoxville, three properties sold for a cumulative $2.39 million. Fisher Tire located at 10232 Kingston Pike, Fisher Fast Oil Change located at 10236 Kingston Pike, and the Fisher Tire in Bearden, located at 5001 Kingston Pike, were all sold together. The properties changed ownership from a private trust to Fisher Oil Properties, LLC.
The last high-value transfer was the Bojangles restaurant in the Cedar Bluff area. NS Retail Holdings LLC purchased the property located next to Culver’s at 9101 Kingston Pike. FSLRO 9101 Kingston Pike, LLC collected $2.9 million on the sale.
