During the last week of July, the office recorded 1,327 deeds. Out of the total, 326 were loans and their total amount was $129.37 million. Nationwide Life and Annuity Insurance Co. funded a $19 million loan which is the largest of the 10 loans with values over $1 million. Another was funded by First Horizon Bank for $13.27 million and the final, very large loan, was $8.36 million funded by Capital One Bank NA. The others:
287 Warranty Deeds with a total sales value of $105.26 million were included in last week’s work; three of the 14 transactions over one million dollars were commercial transfers and 11 were private party sales.
The highest-value commercial property sale is visible from I-40 near the Campbell Station Exit. Anniversary Holding Company LLC sold the Buddy Gregg RV Sales Center property on Snyder Road to LD Real Estate LLC for $14.59 million. This property transfer included five adjoining parcels with 20+ acres total.
In the Dowell Springs Business and Medical Park, located on Middlebrook Pike, a 22-acre parcel at the end of Dowell Springs Blvd was sold as well. Dowell Springs Company LLC sold the lot to a private party for $4.4 million.
The third commercial property on the list is on Maynardville Pike. The Sonic Drive-In Restaurant property at 6949 Maynardville Pike was sold by Spirit Master Funding X LLC, which purchased it in 2019, to Orion KCPM LLC for $1.03 million.
