2023 is not breaking any records - Knox County Register of Deeds

I hope you were able to attend the Veterans Day parade which included the magnificent Clydesdales! The holiday cut the work week short by one day, so the document numbers look a little low. The total recorded was 998 which included 223 Trust Deeds (loans) and 160 Warranty Deeds (property sales).

The value of all the loans recorded was $75.54 million. 5 loans came in with amounts over one million dollars including the Merchants of Indiana Bank’s loan of $13.55 million which was the largest. The second highest was backed by Y-12 Federal Credit Union for $8.4 million, Comerica Bank recorded a $5.4 million loan, Tennessee State Bank lent $3.2 million and GBC International Bank funded one for $2 million.

Included in the transfer of 160 properties, valued at $69.26 million, were two commercial properties priced over $1 million. Making a second large purchase from Apex Bank in three weeks, AS Realty I LLC spent $4 million on the 11.66-acre property next door to Brown Squirrel Furniture which is on the corner of Frank Gardner Lane and Sherrill Blvd.

The other property is in the Lovell Heights area close to Pellissippi Pkwy. 10248 Kingston Pike, currently the Dutch Bros Coffee company, was the week’s second highest value commercial sale. South David Lane LLC sold the property at the corner of Kingston Pike and S. David Lane to LeeGacy DB Knoxville LLC for $2.41 million.

Here are the year-to-date numbers compared with the past two years – you’ll notice 2023 isn’t breaking any records.
