The first full week of February 2023 is now behind us, and it ended with 1,099 documents recorded. We know plenty of houses will be built soon because two subdivisions were on the list of property transfers last week.
A total of 140 Warranty Deeds were recorded. The value of the week’s property transfers was $60.04 million. We recorded 12 transfers with price tags over a million dollars, and five were commercial properties. The highest-value property was sold for $4.82 million. Hays Investco LLC et al, sold the property at 942 Corridor Park Blvd, which is just off Dutchtown Road, to Electric Power Research Institute Inc. Three carwash locations around town, one at 4315 N. Broadway, one at 4605 Chapman Hwy and the third at 3500 Western Ave, were also on the list. PCL LLC sold the properties to Sutherland Wash LLC for $2.67 million.
In South Knoxville, undeveloped property at 9109 Chapman Highway (next to the Blount Co. line) now has a new owner. Chapman Partners LLC sold the property to BGD Development LLC for $1.72 million. I mentioned two subdivisions that are being built, both by D.R. Horton Inc. In South Knoxville, not far from the previously mentioned property, Highland Ridge Development LLC sold 41 lots in the new Highland Ridge neighborhood which is on Highland Drive. D.R. Horton Inc purchased the lots for $2.04 million. And last, a neighborhood in East Knoxville just off the Strawberry Plains exit will soon see development as well. Mesana Investments LLC sold the 27 lots in the new Ambercrest neighborhood on Pine Grove Road to D.R. Horton Inc for $1.69 million.
The total value of the 203 loans recorded last week came to $56.17 million. Of those, we recorded five with values over a million dollars. Home Federal Bank of Tennessee funded the greatest value loan in the amount of $6.37 million, while Tennessee State Bank funded the second highest, $2.65 million. The other three banks are from other counties, including a $1.55 million dollar loan from Wayne County Bank, a $1.4 million dollar loan by Wilson Bank & Trust, followed by First National Bank of Oneida which loaned $1.2 million.
