5.24 billion in property sales for fiscal year 2024 - Knox County Register of Deeds

Here we are at the beginning of July and the beginning of a new fiscal year for Knox County. During FY 2024 which ran from July 1, 2023, through June 30, 2024, a total of 65,824 documents were put on record. This figure included 14,547 Trust Deeds (loans) valued at $5.78 billion dollars and 11,205 Warranty Deeds (property sales) totaling $5.24 billion in property value.

In the last week of June 2024, 1,529 documents were added to the books. Warranty Deeds accounted for 281 of those recordings and had a total value of $194.61 million. These transfers included 11 sales valued at $1 million or more.

The highest-value property transfer of the week was the sale of two parcels in Turkey Creek. DDRTC Turkey Creek LLC sold 11028 Parkside Drive, a retail strip center located between Walmart and Target, as well as the outparcel containing Five Guys and Blaze Pizza. In addition, they sold 11170 Parkside Drive on the opposite side of Target. This property includes the strip center with Ross and PetSmart, along with retail outparcels including Dollar Tree and McAlister’s. Turkey Creek Holdings LLC purchased both properties for $56.25 million.

SJW Land Company sold the second most expensive property of the week. NATS Development LLC purchased the campus of South College West at 400 Goody’s Lane for $17 million.

Two recognizable properties in the West Hills area were also among the high-value sales of the week. Presbyterian Homes of Tennessee Inc. sold the Shannondale Healthcare Center property at 7424 Middlebrook Pike. Knoxville Propco I LLC purchased the property for $9 million. The property next door, WellPark at Shannondale, 7512 Middlebrook Pike was the other. Presbyterian Homes of Tennessee sold this property to Wellpark Propco LLC for $5 million.

The last of the large commercial purchases is on Gov. John Sevier Hwy. A private party sold the 18.79-acre property across from the East TN Veterans cemetery to BGD Development LLC for $1 million.

Along with the warranty deeds, 381 loans worth $128.96 million also made it into the records last week. Eleven of those were a million dollars or more. The highest value mortgage at $14.5 million was funded by Southeast Bank. Pinnacle Bank loaned the most money with four loans on the list; the largest was $11.05 million. The others are as follows:

A quick recap on June’s numbers: Total documents recorded 5,648. Trust Deeds accounted for 1,321 recordings with a total value of $597.14 million. Forty-three were valued at over 1 million dollars with the largest being $60.25 million funded by Walker & Dunlop LLC.

Warranty Deeds (property sales) made up 1,029 of the recordings valued at $540.99 million. The highest value property transfer was last week’s sale of the Turkey Creek properties between DDRTC Turkey Creek LLC and Turkey Creek Holdings LLC for $56.25 million.
