Blackberry Winter is upon us. The forecast is showing down into the thirties on Saturday, so be sure to cover any sensitive plants that have already started blooming. Otherwise, enjoy the cold spell the best you can. We know it won’t be too long before we’re reminiscing about cooler days.
Last week, we added a total of 1,396 new documents to the property records in Knox County. On the financing side of real estate, we processed 360 trust deeds with a cumulative value of $118.2 million. This is 11 more transactions than the week prior, but $18 million less in value. These are surprisingly comparative numbers overall, considering there were no considerably large loans like the $37 million backed by Goldman Sachs Mortgage Co. the week prior. However, there were 11 in total valued at $1 million or more. They are outlined below:

There were twenty more property sales, capturing an additional $12 million in value compared to the week before. A total of 230 warranty deeds were recorded with a total value of $108.2 million. There were four commercial transfers priced at $1 million or more.
The most expensive sale of the week was The Goddard School of Knoxville – Hardin Valley. GSP Investments sold the property that holds the preschool and daycare business for $4 million. ALP Knox Hardin Valley Propco LLC is the new owner. Number two on the list was the Goddard School in Farragut. BJM Investments LLC sold that property to ALP Knox Farragut Propco LLC for $2.55 million
The next high-value transfer was downtown on Gay Street. 16 Emory LLC sold the property that contains Chivo and The Humble Hog. Both are great restaurants if you haven’t tried them yet. Sachchidanand LLC completed that purchase at $2.25 million.
Lastly, DR Horton Inc. acquired more land for continued development in Hardin Valley. Mesana Investments sold 33 lots in the Oak Vista Townhomes community for a cumulative $1.83 million.
