Uptick in transfers and mortgages for the week - Knox County Register of Deeds

During the first week of June, we recorded a total of 1,545 new documents in the Register’s Office. This is nearly identical to the week prior, but there was an uptick in both transfers and mortgages. Concerning property financing, we recorded 407 trust deeds with an aggregate value of $179.20 million. This reflects 50 additional documents and almost $35 million more in value than the week prior. Fifteen mortgages were recorded with values of $1 million or more. The Health, Education, and Housing Board of Knox County funded the two largest loans at $17.34 and $13.62 million. None of the other large loans topped $5 million. They are outlined below:

On the sales side of real estate, we recorded 299 warranty deeds valued at $146.18 million. This is 40 more transfers than the week prior and just under $16 million in additional value. We recorded more than 20 transfers priced at $1 million or more! Seven of those were commercial properties.

Deane Hill Place Senior Living was the most expensive transfer of the week. The facility is located behind Food City near West Town Mall at 401 Catherine McAuley Way. Loxville Sandwich, LLC purchased the property from 401 Catherine McAuley, LLC for $3.02 million.

The next large sale was across from the mall on Kingston Pike. CHM Kingston Pike LLC sold the parcel that houses Aspen Dental and Sleep Number. WTC LLC completed that purchase at $2.765 million.

Going back to North Knoxville, D.R. Horton Inc. made another significant purchase for continued development. A private party sold 28 lots in the Irwin Oaks Subdivision for a total of $2.45 million. That neighborhood is on E. Emory Road near Tazewell Pike.

The next sale was back west in Farragut. Grigsby Park transferred neighborhood property on Grigsby Chapel Road near the corner of Fretz Road. Riverpark Homes & Development, LLC bought three parcels totaling $2.4 million.

Downtown, 1803 Clinch Avenue changed hands. Located on the corner of Eighteenth Street and Clinch, it is the building directly beside Fort Sanders Hospital. It currently holds David J. Ewan, CPA, and Baker Street Rentals. Henson Developments LLC purchased the property from Clinch Avenue Realty LP for $2 million.

Heading west from there, the next sizeable sale was in Kingston Place Student Condos near Tyson Park at Concord Street. DT Acquisitions LLC is now the new owner of seven units there. SCH Properties LLC collected $1.075 million on the transaction.

Lastly, an industrial office/warehouse building was transferred off Amherst Drive. My Tribe, LLC bought the property at 6134 Industrial Heights Drive from CDT Properties for $1 million flat.
