Increase in both transfer and finance documents for the Register’s Office - Knox County Register of Deeds

The Knox County general election is in the early voting period. It is easier to cast a ballot during this period as you are not required to vote at your precinct.

You can visit any of the early voting locations and usually have a much shorter waiting time than on election day. You can find a list of those locations and hours on the Election Commission webpage at https://www.knoxcounty.org/election/pdfs/August62026EVLocations.pdf. August 1^st is the final day of early voting. Election day is August 6^th.

There was a slight uptick in activity in the Register’s Office over the week prior as it was shortened by the holiday. We recorded a total of 1,794 new instruments during the week ending July 17, 2026. This total reflects just over 100 additional recordings compared to the week before. We saw a slight increase in both transfer and finance documents.

Real estate financing produced 397 new trust deeds on land with an aggregate value of $166.56 million. That is $55 million more in value on 50 additional mortgages. In stark contrast to the week prior, we processed 16 loans with values over $1 million. The week of the 10^th only had three. Two mortgages were recorded with values greater than $5 million. CAHEC CED/RF CDE backed the largest loan of $34.60 million. The second largest mortgage was backed by Central Bank & Trust for $33.58 million. The other high-value loans are outlined below:

Sales increased minimally over the week prior. We recorded 257 new warranty deeds with a cumulative total of $130.99 million. This captures $30 million more in value over 12 additional transfers. Aside from this, there were several more high-value sales in comparison to the week of the 10^th. Last week we recorded 12 transfers with a sales price greater than $1 million. Eight of those were commercial transactions. The week prior presented six and two respectively.

An apartment complex in South Knoxville was the largest transfer of the week. The Scene at 2300 sold for $7.8 million. That property transferred from 2300 Davenport Holdings LP to 2300 Davenport Apartments LLC.

The next high-value sale was in preparation of a neighborhood that is already planned. 8007 Ball Camp Pike, which is situated between Schaad Road and Ball Camp Pike, sold for $6.3 million. TTRES TN Knoxville Schaad, LLC purchased the 17.5 acres from TN Land Holdings, LLC.

First Baptist Church of Knoxville, Tennessee sold a very expensive parcel of land downtown. The parking lot located at 909 Locust Street changed hands to 909, LLC for a whopping $5 million.

Another development purchase was made by DR Horton Inc. in the Gibbs community. They secured 45 lots in the Thompson Creek Subdivision on Thompson School Road. HAM Land Partners LLC gained $3.57 million on the transaction.

Moving west, the Subway Restaurant in the Lovell View area changed hands as well. Openspace LLC purchased that property from SUB TENN, LLC for $1.68 million.

Nolen Products, Inc. changed hands in North Knoxville. Excel Holdings, LLC sold the property at 912 Forsythe Street for $1.51 million. WRM Holdings, LLC is the new owner.

A private party had a big sale on Kingston Pike. What used to be the Sonic Drive-In was purchased by CAP-TN Beard, LLC for $1.3 million.

The last transfer of over $1 million was off Merchant Drive in North Knoxville. The townhouses located directly behind Peyton’s Place Sports Bar sold for $1.099 million. Braden Family Properties sold 5205 Camelia Road to SCH Properties LLC.
